This Grade I listed building was originally designed by Sir Edwin ‘Ned’ Lutyens in 1920’s and extended in the 1930’s and 1970’s. The redevelopment and renovation transforms 27–35 Poultry into a stylish venue providing contemporary hotel accommodation with 252 guestrooms, 9 restaurants and bars, members club and extensive leisure and spa facilities.
The Spirited team lead the development in collaboration with Soho House & Co to convert the former Midland Bank, creating a seamless transition between old and new, using the finest materials in a modern context and complementing the stunning interiors.
The retained interiors have been sensitively restored to emphasise Lutyens’ architectural trademarks such as the stone spiral and marble staircases, original boardrooms, the walnut panelled executive offices and the impressive bank vaults, made famous in the 1964 James Bond film, Goldfinger. The three basements have been converted into luxury recreational facilities with a spa, gymnasium and swimming pool, and the extensive marble clad banking hall on the ground floor has become the hotel’s reception and lobby with an array of restaurant and bar facilities. The roofscape was completely remodelled to provide a rooftop restaurant pool deck and terraces with immersive panoramic views over London.

Located opposite the Royal Opera House in the heart of Covent Garden, the iconic 19th century grade II listed building is hailed as being one of the most famous courts in England throughout history. The police station was once home to the Bow Street Runners and both the courthouse and holding cells housed many famous defendants, such as the Kray Twins and Oscar Wilde.
NoMad London extends, retains, restores, and celebrates the existing building to provide 91 elegantly understated guest bedrooms, a new restaurant and three bars. The Magistrates’ Courtroom has been reimagined as a space for private events and gatherings, whilst a museum featuring exhibitions honouring the history of the Metropolitan Police Force will be created in and around the original police cells on the ground floor.
The hotel is situated in the City of Westminster and extensive discussions were held with the local planning authority, highways, environmental health, local ward councillors and other community leaders in order to deliver the project.
KoKo, Camden
The SPL team provided Construction Monitoring services supporting ownership to monitor and work with the contractor and the design team for the completion of the design and the refurbishment of this famous event venue with the addition of a members club space.
The Orchard Hotel and Restaurant, Beeston
SPL was appointed as Project Manager, Cost Consultant and Contract Administrator for the alteration and refurbishment of the foyer lounge, bar lounge and restaurant on the ground floor and co-working space on the mezzanine at The Orchard Hotel for the University of Nottingham with a value of £1M carried out in phases in an operating hotel.

Set in the iconic Sea Containers building on London’s bustling South Bank, Sea Containers London is a destination where glamour meets brutalist design.
Sea Containers London approached Spirited Projects to consider a refresh of the hotel which originally opened in 2014 and not been updated since. SPL engaged with the owner and hotel leadership to develop an option appraisal following some initial feasibility work.
A broad range of interventions were then developed into a more detailed plan and tested to confirm return on investment. Several projects were then approved to improve flexibility of guestrooms, upgrade standard rooms and increase the overall number of suites. Further projects are being considered to deliver more suites and upgrades to front of house facilities.
SPL engaged with the owner, hotel management team, and in-house designers throughout and also procured consultants and contractors to deliver the requirements. We also managed the construction activity through to practical completion.

Opened in November 2025, Crafted at Powdermills is the first of a series of life-friendly hotels and clubs where guests can reconnect with themselves, each other, nature and craft. Located in East Sussex, TN33, the property was an operating hotel which needed repositioning to suit the client brief.
Spirited Projects were approached as Development and Project Managers to carry out a full project life cycle service, from site feasibility through to hotel opening. A challenging building presented opportunities for improved revenue with an increase of room keys and F+B outlets within the existing building fabric, and SPL successfully guided the design team through both Listed Building and Planning Consent approvals. Other planning applications are underway to increase the value of the asset, by introducing sensitively considered eco-lodges within 78 acres of woodland in the wider landscape and wellness activations on the private lake.
Spirited Projects have managed a fast-track design and construction programme of 18 months, procuring the consultant and construction teams through to actively engaging with the hotel pre-opening teams to ensure smooth soft launch and opening phases.

SPL have been instructed as Development Managers / Client Representative in support of the re-development of 7 Burlington Gardens and 1-2 Old Burlington Street, in the City of Westminster, London.
The development seeks to sensitively refurbish the existing Grade II* and II listed buildings to create a luxury and revolutionary retail and food and beverage offer suitable for the building’s Mayfair address.
The scope of works for the project is to combine 3 existing buildings and to extend and refurbish them to provide extensive retail and design gallery space as well as 3 distinct food and beverage hospitality spaces. All of these functions are spread across 6 floors from basement to third floor level with an intermediate first floor level.

SPL has been appointed as Development and Project Manager for three new sites in the UK. SPL also assisted in the acquisition of two of the sites that are currently progressing through the planning process.
